We are accustomed to working with remote clientele, from searching as your proxy, previewing homes on your behalf, and facilitating inspections - to negotiating for you and sending a notary to your location for closing - we deal with every type of buyer. When you’re ready to start the process of looking for and eventually buying a property, simply call, text, email or message us. We converse in any form of communication you’re comfortable with and it’s never too early to start the process. Since we deal with buyers worldwide, Living Vogue takes pride in being available and responsive 24 hours a day, 7 days a week. 


WE TAKE IT PERSONALLY.

Your Living Vogue agent will get to know your personal preferences, ascertain your desired lifestyle, and learn about the type of property you crave. Once armed with this information, our team will review available on and off-market listings and present you with options based on our local expertise and experience.

As we present different options for consideration, we deliberately narrow things down to the neighborhoods and properties that best meet your desired lifestyle needs. If you’re local, this can be rather quick. But if you’re from out-of-town or remote, as 90% of our buyers are, this can be an iterative process of give and take until we’ve focused the search. 


KNOW YOUR PURCHASING POWER.

If you require a loan, Living Vogue Real Estate has relationships with some of the best local lenders. As a note, we receive no kick-back, referral fees, or other incentives from lenders we recommend. We simply refer them to our clients based on trust, local knowledge, and competitive rates. All sellers will require proof of funds for cash buyers or a pre-qualification letter from your lender if using a mortgage. The market here moves fast, so let us help you to be prepared up-front.


HIT THE GROUND RUNNING.

By the time you’re ready to tour properties you will have narrowed your search to specific neighborhoods or buildings, determined your full purchasing power, and have a good idea of the Florida lifestyle you desire.


MAKE IT YOURS.

Once you've found your new home, it is time to make an offer. We will advise on the appropriate contract structure to help obtain the best possible terms and price. The average time on market is about 4 months in Sarasota and Lakewood Ranch.  So it's not unusual to see homes on the market for 4-6 months - so don't expect their owners to accept a very low offer. Living Vogue Real Estate will negotiate on your behalf, and under your direction, taking the stress and anxiety out of finalizing price, terms and conditions. 


THE ELECTRONIC AGE.

All contracts and addenda are signed by you electronically. No need for office visits and passing around the pen. Funds are wired to and from accounts. Since most of our clients are from out-of-town, we are very accustomed to catering remote transactions.


ESCROW ENGAGED.

Once the offer is accepted, Living Vogue Real Estate will refer you to a trusted real estate attorney to open escrow and begin title work. You’ll likely be required to place an “Earnest Money Deposit” in their account within the first few days of an effective contract. The size of this deposit varies but is typically in the 3-5% range. This amount is later applied to the purchase price at closing and can be considered part of your “down payment” if using a mortgage. If you're using a loan, your lender will order an appraisal of the property.  They may also order a survey of the land and structure (s). We will coordinate scheduling. 


INSPECT TO PROTECT.

After the initial earnest deposit, the next step is typically the property inspections. Living Vogue Real Estate works with several local inspectors and can recommend a good company based on the location, size, age, and property type. We will help negotiate repairs, credits and concessions on your behalf, if needed. 


CLEAR TO CLOSE.

Once the inspection, loan commitment and other contingencies have been met - you're clear to close. Pop a bottle of champagne… you are LIVING VOGUE!
